Three Systems, Matched to Your Home
Most South Florida roofs fail for the same reasons: aged shingles past their Florida lifespan, tile underlayment that dried out and cracked, or storm damage that opened a path for water. We replace and repair all three residential systems and we are direct about which one fits your situation. The flat and low-slope sections are their own trade; see Flat roofing (modified bitumen, TPO, BUR).
Every project is built to the current Florida Building Code for the High Velocity Hurricane Zone (HVHZ): full tear-off to the deck, re-nailing to code, a two-ply Polyglass underlayment on tile and metal, and Miami-Dade NOA-approved coverings. We file the permit and meet every inspection.
- Asphalt shingle — GAF and TAMKO; the economical system, 18–25 year Florida lifespan
- Concrete & clay tile — Westlake Royal (Newpoint); the South Florida default, 40–50+ years on a sound underlayment
- Standing-seam metal — Englert Series 1300, painted aluminum or Galvalume, 40–50+ years

Inspect & document
We get on the roof, photograph the real condition, and pull your permit history to determine code era and the 25%-rule path.
Scope & estimate
A line-item estimate naming the system, products, and NOA approvals. No vague allowances.
Permit & materials
We file with the county, the product approval numbers go on the application, and materials are staged.
Tear off to deck
Old covering removed, deck inspected and re-nailed to current code. This is where hidden rot gets caught.
Dry-in & covering
Underlayment and flashing pass the dry-in inspection; covering installed with an in-progress inspection during the work.
Final & closeout
Final inspection, TAS 106 uplift test on set tile, then a documented closeout: photos, approvals, and sign-offs.
On the 25% Rule — the part most contractors get wrong
You may have heard that if more than a quarter of your roof is damaged, Florida forces a full replacement. That changed with Senate Bill 4-D, effective May 26, 2022.
Roofs built to the 2007 Florida Building Code or later (generally permitted on or after March 1, 2009) are exempt: you can repair the damaged portion even if it exceeds 25%. Only roofs built to a pre-2007 code still hit the full-replacement trigger. We check your permit history first and tell you which side of the line your roof is on, before we quote anything.
| System | Typical service life* | Best fit |
|---|---|---|
| Shingle (GAF / TAMKO) | 18–25 years | Budget-conscious; shorter time horizon |
| Tile (Westlake Royal) | 40–50+ years | Long-term owners; classic South Florida look |
| Metal (Englert Series 1300) | 40–50+ years | Coastal salt-air; low maintenance; longevity |
*Typical service-life estimates per InterNACHI's residential roof life-expectancy chart; not a manufacturer warranty term. Ask us about manufacturer and workmanship warranty coverage for your specific system.
Roofing FAQ
Do I have to replace my whole roof if part of it is damaged?+
Not automatically. Florida's 25% rule was changed by Senate Bill 4-D, effective May 26, 2022. If your roof was built to the 2007 Florida Building Code or later (generally permitted on or after March 1, 2009), you can repair or replace just the damaged section even if it exceeds 25% of the roof area. Only roofs built to a code older than 2007 still trigger the full-replacement requirement when 25% or more is repaired or replaced within 12 months. We pull your permit history and tell you which category your roof falls in before recommending anything.
What roofing systems do you install?+
Three residential systems: asphalt shingle (GAF and TAMKO), concrete and clay tile (Westlake Royal Roofing / Newpoint), and standing-seam metal (Englert Series 1300 in painted aluminum or painted Galvalume). We match the system to your home, budget, and how long you plan to stay, not to whatever carries the highest margin.
Are your roofs HVHZ-compliant?+
Yes. Every product we install in Miami-Dade carries a current Miami-Dade Notice of Acceptance (NOA) or Florida Product Approval and is rated for the High Velocity Hurricane Zone. We file the permit, the product approval numbers go on the application, and the county inspects the work.
How many inspections does a roof require?+
A Miami-Dade re-roof typically passes through several inspection gates: deck/sheathing nailing, dry-in and flashing after the underlayment goes down, an in-progress inspection during covering installation, a TAS 106 uplift test on mortar- or adhesive-set tile, and a final. We schedule and meet every one of them.
Do you tear off the old roof or go over it?+
We tear off to the deck on every re-roof. That is our standard. The deck has to be exposed, inspected, and re-nailed to current code before anything new goes on. We don't quote recovers.
What underlayment do you use under tile and metal?+
A two-ply Polyglass system. Tile gets Polyanchor HV as the anchor sheet plus a self-adhered Polystick TU Plus cap; metal gets Polyanchor HV plus Polyglass XFR. The Polyanchor HV anchor sheet holds roughly 2.5 times the nail pull-through of traditional felt. It's the layer that actually keeps water out if the covering is ever breached in a storm.

Get a Roof Estimate That Tells You the Truth
We'll inspect, document, and tell you whether you need a repair, a section, or a full replacement, and why. Free for Miami-Dade, Broward, and West Palm Beach homeowners.
What happens after you hit send
- We call you back. Someone from our office — not a subcontractor, not a call center — calls to confirm the details and, if you picked a date, whether that slot is open.
- We come out and look. The estimate is free and there is no obligation. We walk the roof or the openings, photograph what we find, and tell you honestly whether you need a repair or a replacement.
- You get it in writing. A written, itemized price. Permits, Miami-Dade NOA product approvals and HVHZ code compliance are included in it, never added on afterwards.
What our customers actually said
Verbatim from our Google Business Profile
Our new metal roof looks so sleek I keep walking outside just to look at it. Francisco and his crew knocked it out fast and i’m impressed with the result!
I was worried the paperwork would be a nightmare but they walked us through it step by step. … They replaced some rotten wood underneath and still finished on time. I feel much safer in the house now.
Our building needed a full flat roof replacement and the whole process went smoother than expected. Frank was great, crew was hard-working, kept the site tidy, and communication was clear from start to finish.
