Commercial Roofing Systems for South Florida
Four systems, one rule: we match the roof to the building, not to what’s most profitable to install. Here’s how TPO, modified bitumen, built-up, and standing-seam metal actually compare. We text you within minutes (8am–8pm) and call you the same business day.

How we choose a system
There is no single ‘best’ commercial roof. The right system depends on the building’s slope, what’s already up there, how the roof is used, the budget cycle, and how long the owner intends to hold the property. Below are the four systems we install and maintain, and the honest case for when each one makes sense.
Our bias is to match the system to the building, not to what’s most profitable to install. If your existing roof has years of service left, we’ll quote maintenance instead of a tear-off.
Single-ply TPO — the modern flat-roof default
Thermoplastic polyolefin (TPO) is the most common new low-slope commercial roof in South Florida for a reason: a reflective white membrane that cuts cooling load, hot-air-welded seams that fuse into a monolithic sheet, and a clean installation with no torches or hot asphalt. We install Elevate and GenFlex TPO. The seam weld is the whole ballgame: done right it’s stronger than the membrane itself; done cheap it’s where the roof fails. See the TPO detail page →
Modified bitumen — proven, redundant, repairable
Modified bitumen builds redundancy with multiple plies and is forgiving on roofs with foot traffic or complex flashing. We install Polyglass SBS and APP systems. It’s a strong choice when you want a multi-ply membrane you can spot-repair for decades. See modified bitumen →
Built-up roofing (BUR) — mostly maintenance now
The classic ‘tar-and-gravel’ roof is rare in new South Florida work, but plenty of buildings still have one. We maintain, repair, and transition BUR roofs, and we’ll tell you honestly when it’s time to stop patching and re-cover. We use GAF Ruberoid components for BUR work. See BUR →
Standing-seam metal — for sloped commercial
On commercial buildings with real slope, concealed-fastener standing-seam metal is the long-life answer. We install Englert Series 1300 standing-seam in painted aluminum or Galvalume with a factory Kynar/PVDF finish: a 40-to-50-plus-year roof. We do not install exposed-fastener or bare metal. What happens after you hit send
- We call you back. Someone from our office — not a subcontractor, not a call center — calls to confirm the details and, if you picked a date, whether that slot is open.
- We come out and look. The estimate is free and there is no obligation. We walk the roof or the openings, photograph what we find, and tell you honestly whether you need a repair or a replacement.
- You get it in writing. A written, itemized price. Permits, Miami-Dade NOA product approvals and HVHZ code compliance are included in it, never added on afterwards.
What our customers actually said
Verbatim from our Google Business Profile
They handled the whole 40-year inspection including the re-roof and reinstalled the AC’s up to code. The communication was great. I only had to deal with one contractor, which made the whole process much easier.
I was worried the paperwork would be a nightmare but they walked us through it step by step. … They replaced some rotten wood underneath and still finished on time. I feel much safer in the house now.
Our building needed a full flat roof replacement and the whole process went smoother than expected. Frank was great, crew was hard-working, kept the site tidy, and communication was clear from start to finish.
