Multifamily Roofing
On an occupied building, the membrane is only half the job. The other half is keeping it weather-tight every night and the residents informed, which is exactly how we run a multifamily re-roof.

Occupied buildings change the whole job
On an occupied multifamily building, the roof can’t be torn open and left exposed at the end of the day: there are residents underneath. The construction challenge isn’t just the membrane; it’s sequencing the work so the building stays weather-tight every single night, and coordinating with tenants so the disruption is minimal and communicated.
We run occupied-building protocols on apartment and rental properties: phased tear-off sized to what we can dry-in the same day, daily weather-tight staging, and clear tenant and owner communication throughout.
Weather-tight every night
We phase an occupied re-roof so we never open more deck than we can dry-in before the day ends. South Florida afternoon storms are not hypothetical: an exposed deck overnight is how interiors get ruined. Robson's site protocols keep materials and water-stops so each phase is buttoned up daily, and we watch the forecast and adjust rather than gamble.
Tenant coordination & communication
- Advance notice schedules owners can distribute to residents
- Staging and access planned around resident parking and entrances
- Noise-aware sequencing where it’s feasible
- A clear point of contact for the property’s manager throughout the job
Happy tenants make for an easier project and fewer owner headaches. We treat that as part of the scope, not an afterthought.
Systems that fit multifamily
Most multifamily buildings here are low-slope, which points to single-ply TPO or modified bitumen; buildings with sloped sections may warrant standing-seam metal. We match the system to the building and its budget, and document it for the owner’s records and any lender or insurer requirements.

Milestone inspections on multifamily buildings
A milestone inspection is a structural inspection required by Florida Statute 553.899 for residential condominium and residential cooperative buildings three habitable stories or more in height. A licensed Florida architect or engineer performs it (a roofing contractor cannot) by December 31 of the year the building reaches 30 years of age, measured from the date its certificate of occupancy was issued, and every 10 years after that.
If your building is conventionally owned rental multifamily, F.S. 553.899 does not reach it: the statute is written for residential condominium and residential cooperative ownership. If any portion of the building is under one of those forms of ownership, it does apply to that building. Where it applies and a phase two report identifies substantial structural deterioration, repairs must commence within 365 days of that report. On an occupied building that timeline has to be met without putting residents under an open roof, which is the part we plan around.

Your association’s counsel, your licensed architect or engineer, and your local building department are the authority on what applies to your building.
