Roof Repair That Tells You When to Stop Repairing
Leak and storm-damage repair for Kendall and Miami-Dade: diagnosed properly, documented in writing, and matched to your existing system. If a repair will hold, we'll do it. If it won't, we'll tell you straight, and when a low-slope section is past patching, we'll point you to flat roof replacement for Miami homes instead.

Active leak right now?
If water is coming into the home, call us. We'll prioritize the visit and walk you through safe tarping to limit interior damage until we're on site.
Repair or Replace? We'll Say Which
The fastest way to lose a customer is to sell them a patch on a roof that's done. So we don't. When we inspect, we tell you one of three things: this is a clean repair, this is a repair that buys you a year or two, or this roof is past repairing and you should put the money toward replacement.
Sometimes the right call is the cheapest one: tarp it, document it, and file the claim. We'll say that too.

Matched replacement tile and re-set flashing without disturbing the surrounding field.

Diagnose on the roof
We get up there and find the real source, not just the stain. Many 'mystery leaks' are a flashing or fastener two slopes away.
Document in writing
Photos and a written report. On storm damage, this happens before any repair so your claim is supported.
Estimate & recommend
A written estimate plus an honest repair-vs-replace call. You decide with full information.
Repair to match
We repair to your existing system and code-required fastening, then verify the fix holds water.
Close out
You get the documentation. If we flagged a bigger issue, you have it on record for planning.
Roof Repair FAQ
Can my roof be repaired, or does it need replacement?+
It depends on age, the cause, and how widespread the problem is. A localized leak around a flashing, a few wind-lifted shingles, or a cracked tile is usually a repair. Widespread underlayment failure, a roof near or past its Florida lifespan, or damage across multiple slopes usually points to replacement. We tell you honestly which one you're looking at, and if a repair will only buy you a season, we say so.
Do you offer emergency or same-day roof repair?+
We respond quickly to active leaks and can often get out the same week, and we'll talk you through tarping in the meantime if water is coming in. We do not advertise 24/7 service we can't consistently deliver, but a roof that's actively leaking moves to the front of the line.
Will a repair affect my ability to file an insurance claim?+
Document first. Before we touch anything on a storm-damage repair, we photograph the damage and write it up, because that documentation is what your insurer and a wind-mitigation or claim review will rely on. If the loss looks insurance-related, we'll tell you and coordinate the paperwork before permanent repairs begin.
Does a repair trigger Florida's 25% rule?+
Only on older roofs. Under Senate Bill 4-D (effective May 26, 2022), roofs built to the 2007 Florida Building Code or later can be repaired in the damaged area even beyond 25% without forcing a full replacement. Roofs built to a pre-2007 code still hit the full-replacement trigger when 25% or more is repaired within 12 months. We check your permit era before scoping the repair.
What kinds of repairs do you handle?+
Leak diagnosis and repair, storm and wind damage, flashing failures around chimneys and vents, cracked or slipped tile, lifted or missing shingles, and underlayment patching where the covering is still sound. On tile and metal we match the existing system; on shingle we match profile and color as closely as the line allows.
How much does a roof repair cost?+
It ranges with access, the system, and how much is involved: a single flashing repair is modest; chasing a leak across a complex tile roof is more. We give you a written estimate after we've actually seen the roof, not a phone guess. What we won't do is quote a cheap patch on a roof that needs replacement just to win the job.
