Tile Roofs That Stay Dry — Because of What's Underneath
Concrete and clay tile from Westlake Royal, set on a two-ply Polyglass underlayment. The tile lasts 40–50+ years; we make sure the waterproofing beneath it does too. For Kendall and Miami-Dade homes.

It's Not the Tile That Leaks
Tile defines the South Florida roofline, and the tile itself is remarkably durable: 40 to 50+ years is normal. But here's the thing most homeowners don't hear until it's too late: the underlayment beneath the tile fails long before the tile does. When an older tile roof leaks, the tile is usually fine; the felt under it dried out and cracked.
That's why we lead with the underlayment. We install Westlake Royal (Newpoint) tile over a two-ply Polyglass system engineered to outlast old-style felt by a wide margin.

The Two-Ply Polyglass System
This is what you're really buying with a Robson tile roof. The covering is the look; the underlayment is the protection.
| Layer | Product | What it does |
|---|---|---|
| Anchor sheet | Polyanchor HV | Mechanically fastened base layer; ~2.5× the nail pull-through of traditional felt |
| Cap sheet | Polystick TU Plus | Self-adhered, self-sealing waterproof membrane — the layer that keeps water out under the tile |
| Covering | Westlake Royal tile | The durable, decades-long finish set over the sealed system |
Why this matters in a storm
If a tile is ever cracked or displaced in a hurricane, the Polyglass cap sheet underneath is what stands between the weather and your home. A roof is only as watertight as its weakest layer, and on tile, that layer is the underlayment, not the tile.
Sometimes We Can Save Your Tile
If your tile is sound but the roof is leaking, you may not need new tile at all. A lift-and-relay removes the existing tile, replaces the failed underlayment with the two-ply Polyglass system, and re-sets your original tile. That keeps the exact look and saves the cost of new tile.
We'll tell you honestly whether your tile can survive the lift. Brittle or discontinued tile usually can't, and we won't pretend otherwise.
How We Install Tile
Tear off & re-nail
Old covering removed to the deck; deck inspected and re-nailed to current code.
Polyglass dry-in
Polyanchor HV anchor sheet + Polystick TU Plus cap installed and passed at the dry-in inspection.
Set the tile
Westlake Royal tile set to the approved method, with an in-progress inspection during the work.
TAS 106 & final
Uplift test on set tile, final inspection, and a documented closeout package.
Tile vs. Shingle vs. Metal
Considering shingle?
Lower up-front cost, 18–25 year Florida lifespan: the budget option.

Concrete or clay tile — what's the difference?+
Both last decades in our climate. Concrete tile is more economical and comes in a wide range of profiles and colors; clay holds its color exceptionally well over time and carries a more traditional, premium look. Both are heavy, both need a structurally sound roof deck, and both depend entirely on the underlayment beneath them. We install Westlake Royal Roofing (Newpoint).
How long does a tile roof last?+
The tile itself can last 40 to 50+ years. Often longer. The catch is that the underlayment beneath it does not. On many South Florida tile roofs the tile is still fine but the underlayment has dried out and cracked, which is why they leak. That's where the two-ply Polyglass system matters.
What is the two-ply Polyglass underlayment?+
It's the waterproofing system under the tile, and it's the part that actually keeps your home dry. We use Polyanchor HV as the anchor sheet plus a self-adhered Polystick TU Plus cap, a manufacturer-endorsed pairing. The Polyanchor HV anchor sheet holds roughly 2.5 times the nail pull-through of traditional felt, so the system stays attached and watertight far longer.
Can you re-use my existing tile?+
Sometimes. If the tile is sound and the profile is still made, a lift-and-relay (removing the tile, replacing the failed underlayment, and re-setting the original tile) can save money and keep the exact look. If the tile is brittle or discontinued, we'll tell you honestly that replacement makes more sense.
Is my roof strong enough for tile?+
Tile is heavy, so the structure has to support it. If you already have tile, you're set. If you're converting from shingle to tile, we assess whether the structure needs reinforcement before committing. We won't put a tile load on a roof that can't carry it.
How is set tile inspected in Miami-Dade?+
Mortar- or adhesive-set tile gets a TAS 106 uplift test, a physical pull test that verifies the tile is bonded to the code-required resistance, in addition to the standard deck, dry-in, in-progress, and final inspections. We schedule and meet all of them.
