The Economical System

When Shingle Is the Right Choice

Shingle is the lowest up-front cost of the three residential systems, which makes it a sound choice when you're managing a budget or don't plan to stay in the home for the next two or three decades. We install GAF and TAMKO — both NOA-approved for the HVHZ.

What we won't do is oversell the lifespan. South Florida sun ages asphalt faster than the brochure assumes. Plan on roughly 18–25 years here, and weigh that against tile or metal's 40–50+ if you're staying long-term.

What Makes It Code-Legal Here

The HVHZ Shingle System

In Miami-Dade, the approval applies to the whole assembly, not just the shingle. Three layers do the work:

LayerWhat it does
Code wind nailingEnhanced fastening pattern and nail count rated for HVHZ uplift — far more than a standard-climate roof
Synthetic underlaymentModern water barrier replacing old felt; your backup if a shingle is ever lost in a storm
Secondary water resistanceWhere specified, a sealed-deck detail that keeps water out even with the covering breached
Process

How We Install Shingle

Tear off to deck

Old covering removed; deck inspected and re-nailed to current HVHZ code.

Dry-in

Synthetic underlayment and flashing installed and passed at the dry-in inspection.

Shingle install

Shingles laid to the code wind-nailing pattern, with an in-progress inspection during the work.

Final & closeout

Final inspection, then a documented closeout with photos and approvals.

Questions

Shingle Roofing FAQ

How long does a shingle roof last in South Florida?+

Generally 18 to 25 years here. Florida's sun, heat, and UV age asphalt shingles faster than in northern climates, so the manufacturer's headline warranty number rarely equals real-world Florida lifespan. We give you the honest range for our climate rather than the brochure figure.

Which shingles do you install?+

GAF and TAMKO. Both carry Miami-Dade NOA / Florida Product Approval for the High Velocity Hurricane Zone and are installed to the code-required wind-resistance nailing pattern. We're glad to discuss either line and the warranty differences with you.

Are shingles even allowed in the HVHZ?+

Yes. NOA-approved shingle systems are permitted in Miami-Dade, installed with the enhanced fastening, sealing, and underlayment the HVHZ requires. The system as a whole (shingle + nailing pattern + underlayment + secondary water resistance) is what earns the approval, not the shingle alone.

What goes under the shingles?+

A synthetic underlayment rather than old-style felt, plus the code-required fastening and, where specified, secondary water resistance (a sealed-deck detail). The underlayment is your backup water barrier. If a shingle is ever lost in a storm, it's the layer keeping water out of the home.

Is a shingle roof a good value?+

It's the most economical of the three systems up front, which makes it a strong fit if you're budget-conscious or don't plan to stay in the home for decades. The tradeoff is lifespan: you'll likely re-roof a shingle home once in the time a tile or metal roof lasts. We'll lay that math out honestly.

Does a shingle re-roof still require a full tear-off?+

Yes. Like every system we install in the HVHZ, shingle requires tear-off to the deck, deck inspection and re-nailing to current code, and the required inspection gates. No recover or second layer.
