Owner-direct, the way small commercial should be

Not every commercial roof comes with a board or a property-management company. Storefronts, small offices, restaurants, warehouses, and other owner-operated buildings usually have one decision-maker, the owner, who needs the roof done correctly, on a schedule that doesn’t shut the business down, without a procurement bureaucracy.

That’s light commercial, and we keep it owner-direct: you talk to us, we inspect, we give you a clear written scope, and we schedule around your business hours.

One decision-maker, one straight answer

No committee, no reserve study, just an honest inspection and a clear recommendation. We tell you what the roof needs (repair, re-cover, or replace), what system fits, and what it costs, in plain language. If a repair will hold, we’ll say so rather than push a replacement.

Scheduled around your business

  • Work sequenced to minimize disruption to operations and customers
  • Staging and access planned around your hours and parking
  • Weather-tight daily on occupied buildings
  • Permit pulled, inspections scheduled, paperwork closed out and handed to you

Walk-on inspections & honest maintenance

For small flat roofs, a periodic walk-on inspection catches drainage and flashing problems before they become interior leaks — far cheaper than emergency repairs. We’ll document the roof with photos and give you a realistic maintenance plan, not a sales funnel.

Common questions

Do you do small commercial roofs, or only big buildings?
We do both. Light commercial — storefronts, small offices, restaurants, warehouses — is a core part of our work. You deal directly with us, no procurement bureaucracy, and we schedule around your business hours.
Will the work shut down my business?
We plan to avoid that. Work is sequenced to minimize disruption, staging and access are planned around your hours and parking, and occupied buildings are kept weather-tight daily. We’ll lay out the schedule before we start.
Do small commercial roofs still need a permit?
Yes — commercial re-roofs are permitted work with inspections in Miami-Dade, Broward, and West Palm Beach. We pull the permit, schedule the inspections, and hand you the closed-out paperwork for your records, insurer, or future sale.
Can you just maintain my roof instead of replacing it?
Often, yes — and for a small flat roof a periodic walk-on inspection plus minor maintenance is far cheaper than emergency repairs. If the roof has service life left, we’ll tell you and set up a maintenance plan rather than sell you a replacement.
