TPO Single-Ply Roofing in Miami-Dade & Broward

The reflective white membrane that’s become the South Florida flat-roof default, and why the heat-welded seam, not the brand sticker, decides whether it lasts. We text you within minutes (8am–8pm) and call you the same business day.

What TPO is — in plain terms

TPO is a single-ply thermoplastic membrane: one continuous sheet of reflective white roofing that’s mechanically fastened or adhered to the deck, then heat-welded at every seam. It dominates new low-slope commercial work in South Florida because it’s reflective (lower cooling bills), relatively fast to install, and free of the torches and hot asphalt that older systems require.

We install Elevate and GenFlex TPO. The single biggest quality variable on a TPO roof is the seam weld, so that’s where we spend the attention.

Three ways to attach it — and when each is right

  • Mechanically attached: fastened through the membrane into the deck along seam lines. Fast and economical; the most common approach on large fields.
  • Fully adhered: bonded to the substrate with adhesive for a smooth, fastener-free surface and strong wind performance — often specified on higher-exposure or higher-value roofs.
  • Induction / plate-bonded: a hybrid that fastens plates to the deck and welds the membrane to them, reducing membrane penetrations.

The right method depends on deck type, building height and exposure, and the warranty you’re after. We’ll specify it on the proposal, not leave it vague.

Why the seam weld is the whole roof

TPO seams are fused with hot-air welders, melting the overlapping sheets into a single piece. A correct weld is stronger than the membrane around it. A cold, dirty, or rushed weld is exactly where a TPO roof leaks first. We probe-test seams and don’t consider the field done until they hold. A cheap TPO bid is almost always cutting time on welding and detail work, the parts you can’t see from the ground.

Flashings, drains, and penetrations

Field membrane rarely fails first; the roof fails at the edges, drains, curbs, and pipe penetrations. We detail those with manufacturer-matched accessories and target-patch every penetration. On a re-roof we also check and, where needed, correct drainage: ponding water shortens any flat roof’s life.

Common questions

Is TPO a good roof for South Florida heat?
Yes — the reflective white surface is one of TPO’s biggest advantages here. It reflects solar heat instead of absorbing it, which lowers the cooling load on the building. That’s a real operating saving, though the exact amount depends on the building, so we won’t put a fake percentage on it.
How long does a TPO roof last?
A properly installed and maintained TPO roof commonly serves 20-plus years, and manufacturer warranties on Elevate and GenFlex systems are available in long terms. Service life depends heavily on the membrane thickness specified, the quality of the welds, and keeping drains clear.
Can you install TPO over my existing roof?
Sometimes, where code allows the additional layer and the existing substrate is sound and dry. If the deck is wet or the building already carries the maximum permitted layers, it has to come off. We check before we quote and tell you which path the code actually allows.
What thickness of TPO should we use?
Thicker membranes (measured in mils) cost more but resist punctures and weather longer, which is why the spec sheet matters. We’ll state the exact membrane and thickness on your proposal so you’re comparing the same thing across bids — a thin membrane is a common way a cheap quote hides cost.

Planning a commercial flat-roof replacement?

We’ll inspect the existing assembly, tell you whether a re-cover or tear-off is the honest call, and put the exact membrane and seam spec in writing. Homeowner with a flat section on the house? See residential flat roof replacement.

What happens after you hit send

  1. We call you back. Someone from our office — not a subcontractor, not a call center — calls to confirm the details and, if you picked a date, whether that slot is open.
  2. We come out and look. The estimate is free and there is no obligation. We walk the roof or the openings, photograph what we find, and tell you honestly whether you need a repair or a replacement.
  3. You get it in writing. A written, itemized price. Permits, Miami-Dade NOA product approvals and HVHZ code compliance are included in it, never added on afterwards.

What our customers actually said

Verbatim from our Google Business Profile

They handled the whole 40-year inspection including the re-roof and reinstalled the AC’s up to code. The communication was great. I only had to deal with one contractor, which made the whole process much easier.
German Arias, Westchester · 40-year recertification & re-roof · August 2026
I was worried the paperwork would be a nightmare but they walked us through it step by step. … They replaced some rotten wood underneath and still finished on time. I feel much safer in the house now.
Jose Acosta, Kendall · Standing-seam metal roof · August 2026
Our building needed a full flat roof replacement and the whole process went smoother than expected. Frank was great, crew was hard-working, kept the site tidy, and communication was clear from start to finish.
