Built to be your roofing vendor
Property managers don’t buy a roof. They manage a vendor relationship across a portfolio. What matters is a clean vendor file, a certificate of insurance naming the right entity, predictable scheduling, and a contractor who responds when a tenant calls about a leak. We’re built to be that vendor.
Our onboarding package gives your office everything it needs to add us to an approved-vendor list in days, not weeks, and our recurring-portfolio approach keeps pricing and response predictable across the properties you manage.
Vendor onboarding in 3-5 business days
- W-9 and company documentation
- Certificate of insurance naming your management company and/or ownership entities as additional insured
- Florida contractor license documentation (CGC1541144 / CCC1337790, Francisco Rijo qualifier — published the moment issued)
- A named point of contact and response expectations
Send us your onboarding requirements and we’ll turn the file around in three to five business days.
Recurring portfolio rates & predictable scheduling
For managers with multiple properties, we set up recurring-service expectations: consistent pricing structure, scheduled inspections, and a known response window for service calls. Predictability is worth as much as the rate itself when you’re juggling a portfolio.
When a tenant reports a leak
A leak call is time-sensitive. We prioritize active leaks, tarp to stop interior damage when a full repair has to wait, and document the cause with photos for your file and any insurance claim. You get a straight answer on whether it’s a repair or a larger problem, not a reflexive replacement pitch.

Milestone inspections across your portfolio
A milestone inspection is a structural inspection required by Florida Statute 553.899 for residential condominium and residential cooperative buildings three habitable stories or more in height. A licensed Florida architect or engineer performs it (a roofing contractor cannot) by December 31 of the year the building reaches 30 years of age, measured from the date its certificate of occupancy was issued, and every 10 years after that.
It reaches the residential condominium and cooperative associations you manage. It does not reach conventionally owned rental property, however old. For a manager the practical question is which addresses are already past due: buildings that reached 30 years of age before July 1, 2022 were due by December 31, 2024, and those reaching 30 between then and December 31, 2024 were due by December 31, 2025. Where a phase two report identifies substantial structural deterioration, F.S. 553.899(11) requires repairs to commence within 365 days of that report.
Send us the association addresses and their certificate-of-occupancy years and we will tell you which roofs to get priced first. We do not perform milestone inspections. The statute reserves those for architects and engineers, and under s. 553.899(12) any contractor bidding on work an inspection recommends must disclose in writing any interest in the inspecting firm. Robson holds no interest, direct or indirect, in any firm that performs milestone inspections, and we will state that in writing on any proposal. Ask the same of every bidder before your associations open a single number.
Plain-language summary of F.S. 553.899, not legal advice and not an engineering opinion. The statute has been amended in 2023, 2024 and 2025; this reflects the 2025 text. Your association’s counsel, your licensed architect or engineer, and your local building department are the authority on what applies to your building.
