Roofing & Impact Windows
in Westchester

Westchester is one of Miami-Dade’s older neighborhoods, and that changes the work. The roofs are frequently original-profile tile worth saving, the decking underneath might be wood board rather than plywood, and the window openings often need a closer look before you pick a retrofit. We’ve got a bilingual crew that knows these homes.

Older homes, older roofs — and tile worth saving

Westchester filled in mostly through the 1950s and ’60s, so the roofs here have real age on them. The good news: a lot of the original barrel tile is still sound and worth salvaging. On many Westchester re-roofs the honest scope is a full underlayment replacement that reuses your existing tile where code allows. You keep the look of the house and don’t pay for tile you don’t need.

Board vs. plywood sheathing — why it matters here

Here’s the part specific to old neighborhoods: many Westchester homes were built with 1× wood board (skip) sheathing, not the plywood decking used since the 1970s. Board decking behaves differently: it has gaps, it can split at the nails, and the HVHZ re-nailing and dry-in details aren’t the same as on plywood. Sometimes the right call is a plywood overlay; sometimes the boards are fine and just need proper re-fastening. We check what’s actually under your roof before we quote it, because guessing here gets expensive.

Impact windows: insert vs. full-frame

Original Westchester windows are usually single-hung aluminum or wood in bucks that are decades old. That gives you two honest paths: an insert (pocket) retrofit that sets the new impact unit inside the existing frame (faster, less disruption, fine when the buck is sound) or a full-frame replacement that takes everything back to the opening when the buck is rotted or out of square. We’ll tell you which your openings actually need; on these older homes it’s often a mix.

Westchester, not West Miami

Quick clarification, because it confuses permits and searches alike: Westchester is the unincorporated Miami-Dade community roughly between Coral Way and Bird Road west of the Palmetto. It is not the separate City of West Miami next door. They have different jurisdictions. We work in both, but it matters for whose permit office your job goes through, and we’ll confirm which you’re actually in.

Frequently Asked Questions

Can you save my original Westchester tile?
Often, yes. Much of the original barrel tile in Westchester is still sound. On many re-roofs here the right scope is a full underlayment replacement that reuses your existing tile where code allows, so you keep the home's look and don't pay for tile you don't need.
Is my roof on plywood or wood boards?
In Westchester it's frequently board (skip) sheathing rather than plywood, because of the build era. That changes the re-nailing and dry-in details and sometimes calls for a plywood overlay. We inspect what's actually under your roof before quoting, since guessing here is what causes change orders.
Should I get insert or full-frame impact windows?
It depends on your bucks. An insert retrofit is faster and fine when the existing frame is sound; full-frame is the right call when the buck is rotted or out of square. On older Westchester homes it's often a mix, and we'll tell you opening by opening.
Is Westchester the same as West Miami?
No. Westchester is an unincorporated Miami-Dade community; West Miami is a separate incorporated city next to it. They run through different permitting jurisdictions, so we confirm which one your address is actually in before pulling anything.
Do you have Spanish-speaking crews?
Yes. Our field crew is bilingual, which matters in Westchester where a lot of homeowners prefer to talk through the scope and the paperwork in Spanish.
