Roofing & Impact Protection
in Doral

Doral is one of Miami-Dade’s youngest cities, incorporated in 2003, and it runs its own building department. That changes where your permit goes, but not the standard: every roof and opening still has to meet High-Velocity Hurricane Zone code.

Newer homes, but the underlayment clock still runs

Most of Doral was built from the 1990s onward, so the roofs we inspect here are generally newer than what we see in older Kendall or Westchester neighborhoods. That’s good news for the structure. These homes were built to modern HVHZ code, but that doesn’t make a roof permanent. Flat-tile roofs from the late ’90s and early 2000s are now reaching the age where the underlayment beneath sound tile starts to fail. As elsewhere in South Florida, the leak is usually the felt, not the tile. Our guide to concrete versus clay tile in South Florida explains why the two-ply underlayment beneath the tile is what actually keeps water out.

Permits run through the City of Doral

Because Doral incorporated in 2003 and operates its own building department, your permit doesn’t go through Miami-Dade RER the way an unincorporated Kendall job does. It goes through the City of Doral instead. The product standard is identical: every roof covering and every impact product must carry a Miami-Dade NOA or Florida Product Approval valid for the HVHZ. We pull the permit under our license through the city, install to the approval, and hand you the closed-out final.

Residential and light commercial side by side

Doral is unusual in how tightly homes, offices, and warehouses sit together. We handle both: tile and shingle re-roofs on the residential side, and TPO, modified-bitumen, and metal on the light-commercial and warehouse side. If you own a building with both a flat section and a sloped section, we’ll spec each correctly rather than force one system across the whole roof.

Frequently Asked Questions

Who issues my roofing permit in Doral?
The City of Doral’s own building department, not Miami-Dade RER — Doral incorporated in 2003 and permits its own work. The HVHZ product standards are the same; we pull the permit under our license and schedule the inspections.
My Doral home is newer — can the roof really be failing already?
It can. Many Doral roofs are flat tile from the late 1990s and early 2000s, and the underlayment beneath the tile has a shorter life than the tile itself. A leak on a newer-looking tile roof is usually failed felt, which we can often address with an underlayment replacement that reuses sound tile.
Do you do commercial roofs in Doral?
Yes — Doral has a lot of light-commercial and warehouse stock, and we install TPO, modified bitumen, and standing-seam metal alongside our residential work. See our commercial section for system details.
Is Doral in the High-Velocity Hurricane Zone?
Yes. All of Miami-Dade and Broward are in the HVHZ, with Doral designed for roughly 175 mph Risk Category II winds. Every roof and opening must use HVHZ-rated, NOA or Florida-Product-Approval products.
Do you charge more because Doral is farther from your office?
No. Pricing is based on scope, not distance. Distance affects how fast we can get a crew there, which is why we’re honest that Doral is Tier 2 — standard scheduling rather than our fastest response.
