Roofing & Impact Protection
in Cutler Bay

Cutler Bay took the direct hit from Hurricane Andrew in 1992, and much of what stands today is post-Andrew construction built to tougher code. It’s also a coastal, low-lying community where storm-surge evacuation zones shape how we schedule work in hurricane season.

Built back stronger — but roofs still age

Andrew leveled much of this area in 1992, and the rebuild happened under the tougher codes that followed. That means a lot of Cutler Bay roofs were originally built better than the pre-Andrew stock you find in older inland neighborhoods. But ‘post-Andrew’ isn’t ‘forever.’ Those roofs are now 25 to 30 years old, squarely in the window where underlayment and fastening start to need attention. The good news: a roof originally built to post-1994 code is usually exempt from the 25% full-replacement trigger, so a partial repair is often legal where it’s appropriate (see our 25% rule guide).

Low elevation changes hurricane-season scheduling

Cutler Bay is coastal and low-lying, and parts of it fall in storm-surge evacuation zones. When a system is in the Gulf or the Atlantic, an open roof in an evacuation zone is a real liability. We watch the tropics during the season and size each day’s tear-off so the roof can be dried-in before any evacuation order. We don’t open more deck than we can button up.

Surge-aware detailing on the openings

In a low, coastal community, wind-driven rain and debris are the everyday threats. Protecting every opening to an impact rating isn’t just the wind-mitigation credit (which is all-or-nothing); it’s what keeps a breach from pressurizing the house in a surge-driven storm. We’ll plan all openings together rather than leaving the back slider or garage door for ‘later.’

Frequently Asked Questions

My Cutler Bay home was rebuilt after Andrew — is the roof still good?
It was likely built to tougher post-Andrew code, which is a real advantage — but those roofs are now 25 to 30 years old, and underlayment and fastening age regardless of code. We’ll inspect and tell you honestly whether it’s a repair or a replacement.
Does the 25% roof rule force a full replacement on my older roof?
Often not. Under SB-4D, roofs built to the 2007 code or later are generally exempt from the full-replacement trigger — and post-Andrew Cutler Bay construction frequently qualifies, so a legal partial repair may be possible. See our 25% rule guide for the detail.
How does storm-surge risk affect scheduling?
Cutler Bay is low and coastal, with surge evacuation zones. During hurricane season we watch the tropics and size each day’s tear-off so the roof is dried-in before any evacuation order — we never leave more deck open than we can button up.
Who permits roofing in Cutler Bay?
The Town of Cutler Bay’s building department — incorporated in 2005. HVHZ product standards apply; we pull the permit under our license and schedule the inspections.
Is Cutler Bay in the HVHZ?
Yes. All of Miami-Dade is in the High-Velocity Hurricane Zone (roughly 175 mph Risk Category II), with HVHZ-rated NOA or Florida-Product-Approval products required on every job.
