The decking line nobody else puts in writing

Here’s the thing about re-roofing a Kendall home built in the 1970s–90s: until the old tile and underlayment come off, nobody can see the wood deck underneath. Most of it is fine. Some sheets near valleys, skylights, or old leak paths are soft. A contractor who promises a single locked price either pads it heavily up front or hits you with a change order halfway through.

We do it differently. Your written scope includes a stated per-sheet decking allowance (a fixed price per replaced plywood sheet), and we show you every bad sheet before it’s covered. If the deck is sound, you don’t pay for wood you didn’t need. If it’s not, you already knew the number. That’s the honest way to budget a tear-off.

Repair, reset, or replace

Not every Kendall roof needs replacing. On many aging tile roofs the tile itself is still sound and the real failure is the dried-out underlayment beneath it, which can mean an underlayment replacement that reuses good tile where code allows, not a full teardown. On a younger shingle roof with a single storm-damaged slope, a repair is often the right and honest call. We’ll tell you which of the three you’re actually looking at after we’re on the roof.

On the SB-4D 25% rule: a Kendall roof built to the 2007 code or later (roughly permitted on or after March 1, 2009) is exempt from the rule that forces a full replacement when 25% or more is repaired. Only older, pre-2007-code roofs still trigger it. We check your permit history before quoting a repair.

Our 9-step Kendall roofing workflow

The same process on every Kendall roof, whether it’s a repair or a full replacement. No skipped inspections, no surprise change orders.

1. Call & schedule

You call or send the form; because Kendall is Tier 1 for us, we usually get a crew out the same week, sooner if there’s an active leak.

2. We get on the roof

We physically walk the roof and fly the drone, not a windshield estimate from the driveway. On Kendall tile we lift a few pieces to read the underlayment, because that’s what’s usually failing.

3. Honest findings — including the decking question

You get straight answers: repair, underlayment-and-reset, or full replacement. We’re upfront that nobody knows the true decking condition until the tile and felt come off.

4. Written scope & product selection

A line-item scope, not a one-number guess. We match the system to your house: GAF or TAMKO Titan XT shingle, Westlake Royal (Newpoint) tile, or Englert Series 1300 standing-seam metal, all NOA-approved for the HVHZ, over two-ply Polyglass underlayment.

5. RER permit, under our license

We pull the Miami-Dade RER permit under your address and the product’s Notice of Acceptance. That permit and its inspections are what protect you at resale and on a claim.

6. HOA color & profile approval

If your Kendall HOA reviews roof color or tile profile, we prep the submittal and time the job around the review so you’re not stuck mid-tear-off waiting on a board.

7. Tear-off, deck check, dry-in

We strip to the deck, inspect every sheet, replace what’s rotten at the per-sheet allowance from step 3, re-nail to HVHZ schedule, and dry-in with two-ply Polyglass.

8. In-progress (dry-in) inspection

Before any tile or shingle goes back on, the county inspects the dry-in. This is the inspection corner-cutters skip; we schedule it every time, and it’s in your permit record.

9. Finish, final inspection & close-out

Final roof, final county inspection, full clean-up and magnet sweep, then your packet: permit number, closed-out final, NOA sheets, and the manufacturer warranty registration.

Frequently Asked Questions

How long does a roof replacement take in Kendall?
Most single-family Kendall roofs are a few days of active work once we start, but the realistic timeline includes permit issuance, any HOA color/profile approval, and the in-progress dry-in inspection. We give you the real end-to-end timeline at the estimate, not just the days on the roof.
What is the per-sheet decking allowance?
It's a fixed price per sheet of plywood decking we replace, stated in your written scope before work starts. Bad decking can't be seen until tear-off, so instead of padding the bid or hitting you with a change order, we price it up front and show you every sheet we replace.
Do I have to replace my whole roof if I only have one leak?
Often no. On older Kendall tile roofs the tile is frequently sound and the failed underlayment is the real problem, which can mean an underlayment replacement that reuses good tile. On a newer shingle roof a single-slope repair is sometimes the honest call. We tell you which after we're on the roof.
Does the Florida 25% roof rule force me into a full replacement?
Only if your roof was built to a code older than 2007 (roughly permitted before March 1, 2009). Under SB-4D, roofs built to the 2007 code or later are exempt from the 25% full-replacement trigger. We check your permit history before quoting a repair.
Who pulls the permit and schedules inspections?
We do, under our license, through Miami-Dade RER. That includes the in-progress dry-in inspection before any tile or shingle goes back on, and the final inspection. You receive the permit number and closed-out final in your packet.
