My Safe Florida Home Pays Up To $10,000. One Wrong Move With Your Contractor Can Cost You The Whole Grant.
Start work, sign a contract, or buy materials before the Program emails you approval to proceed, and the state denies your disbursement. You only get one grant, ever. Already approved, still waiting, or just starting to look: we install grant-eligible impact windows, impact doors, and roofing improvements across Miami-Dade and Broward, and we sequence the paperwork so your grant survives it.
- Florida state-licensed for the work MSFH funds — CGC1541144 (Certified General Contractor) · CCC1337790 (Certified Roofing Contractor)
- Miami-Dade NOA or Florida Product Approval on every unit we install
- We file your permit under our license after approval — never before
- We don’t inspect our own work — we explain why below
- Free written estimates, English or Spanish
Talk To Us About Your Grant
If you already have your Initial Inspection Report, send it: we scope strictly to what it authorizes and quote the real number. Haven’t applied yet? That’s fine. Tell us where you are and we’ll walk you through the order things have to happen in. We text you within minutes (8am–8pm) and call you the same business day.
If you have them, have ready: your grant approval date · grant type (Matching or Low-Income) · your Initial Inspection Report (a photo is fine) · whether you’ve already named a contractor.
Changing your MSFH contractor after approval
Named someone else on your application? You’re not locked in.
The My Safe Florida Home Homeowner’s Guide is explicit: if you need to change contractors after your Grant Application is approved, you can do it at the Draw Request stage in your Applicant Portal.
Switching isn’t a confrontation. It’s a portal update. You don’t owe your current contractor an explanation, and you don’t have to call them to make the change. It happens between you and the state. Nothing about it is personal or irreversible. If something doesn’t sit right (a permit pulled too fast, a number that doesn’t add up, a call that never got returned), that instinct is exactly why the option exists.
You are responsible for confirming your contractor’s license is certified or registered with the Florida DBPR and that it authorizes the improvements recommended in your report. Here are ours. Confirm them before you decide anything:
- CGC1541144 — Florida Certified General Contractor. This is the license that authorizes the impact window, impact door, and general structural work.
- CCC1337790 — Florida Certified Roofing Contractor. This is a separate and different license, and it is the one that authorizes roofing work.
- Both are qualified by Francisco Rijo. Verify each at myfloridalicense.com by searching the license number.
The sequencing rule that costs homeowners the MSFH grant
How we protect your grant — three things we do differently
Straight from the Program’s 2025–2026 Homeowner’s Guide (Florida Department of Financial Services):
“To be eligible for Disbursement, you must not perform any work, sign with a Contractor, or purchase make any materials purchases prior to receiving an email from the MSFH Program informing you to proceed with work. Performing work, signing a contract with a Contractor, or purchasing materials before Grant approval will result in a denial.”
— MSFH 2025–2026 Homeowner’s Guide. (The wording above is quoted exactly as the Program published it, including its own typo.)
Read that carefully, because it is stricter than most homeowners expect. Signing the contract is itself disqualifying if it happens before your approval email. A contractor trying to be helpful, getting paperwork signed early to “get you on the schedule,” can cost you the entire grant, and it is not recoverable.
Our own added precaution on permits. The Guide names work, contracts, and materials. It does not specifically name the permit application. We treat pulling a permit early as a risk anyway, because starting the permitting process can look like work has begun, and we are not willing to gamble your one grant on a technicality. That is our policy, not a Program rule. We want to be precise about which is which. So:
- We ask for your approval email before we ask you to sign anything. Not before we quote a price — before there is a contract in front of you.
- We build backward from your one-year deadline, not forward from our own calendar. You give us your approval date; we tell you the latest safe date to break ground.
- We file the permit ourselves, under our license, after approval — never before. You get the permit number as proof.
If a contractor offers to get you signed or scheduled before you’re approved, that’s the one offer to say no to.
Program rules can change. Always confirm your project’s status directly with My Safe Florida Home before taking any action.
Your one-year MSFH deadline in Miami-Dade
Once your Grant Application is approved you have one year to request your MSFH Final Inspection, or to request a single additional 6-month extension. Miss it and the application is administratively closed and the funds are reallocated to someone else.
Permitting through Miami-Dade RER is not fast. If your approval is already a few months old, the honest answer is that you should be scheduling now, not in hurricane season when every crew in the county is booked.
Tell us your approval date. If your remaining time isn’t enough to do it properly, we’ll tell you that too.
What the My Safe Florida Home grant actually pays
The math, without the sales spin
Matching Grant: the state contributes $2 for every $1 you contribute, reimbursing two-thirds of your project cost, up to $10,000. It works on a reimbursement basis: you pay, then submit a paid-in-full invoice with your Draw Request.
| Your project | State reimburses | Your share |
|---|---|---|
| $9,000 | $6,000 | $3,000 |
| $15,000 | $10,000 | $5,000 |
| $20,000 | $10,000 (max) | $10,000 |
Low-Income Grant: paid to you directly for the actual cost of the recommended improvements. No homeowner match is required, and no paid-in-full invoice is needed at Draw Request. Eligibility is set against HUD income limits.
We’ll be blunt: the grant caps at $10,000. On a full-home impact window package in Miami-Dade that is a meaningful contribution, not the whole job. Any contractor implying otherwise is setting you up for a bad conversation later.
How homeowners cover the gap
Most of our MSFH clients don’t pay the difference out of pocket in one check. Financing may be available through third-party providers, subject to their approval and terms. Ask us for details. We’ll put the grant number and the financing number on the same estimate so you are looking at one final cost, not two confusing quotes.
Terms, eligibility, and availability are set by the financing provider and do change, and we’d rather give you a real number on the phone than a made-up range on a website. Nothing here is a commitment, and there is no application to fill out to have the conversation.
What Robson can install under your MSFH grant
Only improvements recommended in your Initial Inspection Report are eligible. Anything else is not covered by the grant, however good an idea it is. Bring us your report and we’ll scope strictly to it.
Opening protection
Impact windows, impact entry doors, French doors, sliding glass doors, and garage door upgrades. Miami-Dade NOA or Florida Product Approval on every unit, permitted and inspected to HVHZ code. Performed under CGC1541144, our Florida Certified General Contractor license.
Impact windows → · Impact doors →
Roof & structure
Roof-to-deck attachment, roof-to-wall connections (clips and wraps), and secondary water resistance, with the roof covering handled correctly where it has to come off to reach the work. Roofing is performed under CCC1337790, our Florida Certified Roofing Contractor license, alongside CGC1541144, our Florida Certified General Contractor license. These are two different licenses covering two different scopes, and Florida law requires the roofing scope to be held by a roofing licensee.
Don’t take our word for it — check the public record
We have no online reviews to point you to. So point yourself at something better than reviews: the public record.
Verify our licenses directly. Go to myfloridalicense.com, the State of Florida’s official DBPR license lookup, and search by license number. CGC1541144 returns our Certified General Contractor license; CCC1337790 returns our Certified Roofing Contractor license. You’ll see current status, the qualifying individual, and any disciplinary history. It takes about thirty seconds and it cannot be faked.
Then check the permits themselves. Every permit we pull lists Robson Industrial Group as the contractor of record. County permit records are public and searchable by property address. Miami-Dade’s Building Permit search at miamidade.gov and Broward’s permit search at broward.org both let anyone look up a property with no login. Search an address we’ve worked on, or search your own once we start, and you’ll see the real permit, the real inspections, and the real closeout.
We’d rather you verify us than trust us.
Wind mitigation inspection: why we don’t do our own
A wind mitigation inspection sets your insurance discount. If the contractor who installed your windows also certifies that his own installation earns that discount, he is on both sides of a document your insurer prices off of.
We think that’s a conflict of interest, so we don’t do it, even though Florida law would allow us to. Your inspection stays independent, which is better for you and cleaner if your carrier ever asks.
And you may not need to pay for one. My Safe Florida Home provides a free wind mitigation inspection as part of the program.
My Safe Florida Home FAQ
Do I need to use an MSFH-approved contractor?
No. The MSFH Authorized Contractor Program ended June 30, 2024, and no state-issued approved-contractor list exists anymore. Per the MSFH 2025–2026 Homeowner’s Guide, it is the homeowner’s sole responsibility to find and manage an eligible contractor and oversee the contractor relationship. The only requirement is that the contractor’s license is certified or registered with the Florida DBPR and authorizes the improvements recommended in your Initial Inspection Report. Any contractor still advertising as “MSFH Approved” is claiming a designation that hasn’t existed in over two years.
Is Robson licensed for My Safe Florida Home work?
Yes. Robson Industrial Group holds two separate and distinct Florida licenses: CGC1541144, a Certified General Contractor license, and CCC1337790, a Certified Roofing Contractor license. Both are active, both are qualified by Francisco Rijo, and both are verifiable at myfloridalicense.com. The general contractor license authorizes opening-protection work; the roofing license authorizes roofing work.
I already named a different contractor. Can I switch to you?
Yes, at the Draw Request stage in your MSFH Applicant Portal, after your Grant Application is approved.
Do I need to tell my current contractor I’m switching?
No. The change happens in your MSFH Applicant Portal, not in a conversation with them.
Can you start before my grant is approved?
No, and no serious contractor should. The Program states that performing work, signing a contract with a contractor, or purchasing materials before Grant approval will result in a denial. We wait for your approval email.
How do I pay for the rest of the job?
Terms and eligibility are set by the financing provider and change over time, so ask us on the first call and we’ll run the current numbers before you commit to anything.
Who pulls the permit?
We do, under our license, through Miami-Dade RER or Broward County, after your approval. You receive the permit number and the closed-out final.
Do you do the wind mitigation inspection?
No, deliberately. We don’t inspect our own installations. My Safe Florida Home provides a free wind mitigation inspection through the program.
Am I eligible?
The Program requires a single-family detached home or townhouse, site-built and owner-occupied, with a homestead exemption, an insured value of $700,000 or less under Coverage A (Dwelling), and an initial building permit applied for before January 1, 2008, plus a completed MSFH Initial Inspection. Send us your Initial Inspection Report.
We’ll scope strictly to what it authorizes, quote the real number, show you the financing side by side, and tell you plainly whether your remaining time is enough to do it right. If it isn’t, we’ll say so.
