What Is a GAF System Plus Warranty? What Miami-Dade Homeowners Need to Know

Most roofing warranties cover the shingles. The GAF System Plus Limited Warranty covers the entire roofing system, and it is only available through a GAF Certified Residential Roofing contractor. Here is what it covers, what qualifies, how long it lasts, and what it means in the context of a South Florida roof replacement.

The Difference Between a Standard Warranty and the GAF System Plus

When you buy roofing shingles from any manufacturer, you receive a product warranty. That warranty covers the shingles themselves: specifically, defects in the material that cause the shingles to fail before their rated lifespan. What it does not cover is the rest of the roofing system: the underlayment, the starter strip, the ridge cap, the leak barriers at vulnerable areas like valleys and eaves, and the ventilation system. It also typically does not cover workmanship: the quality of the installation itself.

This gap matters. A roofing system failure is rarely just a shingle failure. Water that enters a home typically does so at a transition point (where the roof meets a wall, at a valley, around a pipe penetration, at the eaves) not through the middle of an intact shingle field. Standard manufacturer warranties do not cover these failure modes unless they can be attributed to a defective product.

The GAF System Plus Limited Warranty is structured differently. It requires that all major components of the roofing system (shingles, underlayment, starter strip, ridge cap, and leak barriers) be GAF products. When that condition is met and the roof is installed by a GAF Certified Residential Roofing contractor, the warranty covers the system as a whole, not just the individual products. That means failure at a transition point caused by a product interaction issue falls within the warranty’s scope in a way it typically would not under a standard shingle-only warranty.

What the GAF System Plus Warranty Actually Covers

The GAF System Plus Limited Warranty covers three things that standard product warranties do not: the full system of GAF products used on the roof, workmanship defects for a defined period after installation, and tear-off costs if the roof needs to be replaced due to a covered defect.

The workmanship coverage period for the System Plus warranty is typically 25 years for asphalt shingle systems meeting the qualification requirements, with non-prorated coverage for the first 10 years. Non-prorated coverage means GAF pays the full replacement cost during that window: not a depreciated percentage based on how old the roof is. After the non-prorated period, coverage transitions to a prorated basis for the remaining term.

The tear-off coverage is significant in the South Florida context. If a defect covered by the warranty requires the roof to be replaced, not just repaired, GAF will cover the cost of removing the defective system and installing the replacement. In Miami-Dade, Broward, and West Palm Beach, where disposal costs and labor rates are higher than the national average, tear-off coverage represents meaningful protection against the full cost of a warranty claim.

The System Plus warranty is also transferable once during the life of the roof. If you sell your home while the warranty is active, you can transfer it to the buyer for a processing fee. A transferable warranty from a major manufacturer is a verifiable, documentable asset in a real estate transaction, particularly relevant in Miami-Dade where buyer due diligence on roofs is intensive given the insurance environment.

The GAF Certified Residential Roofing Contractor Requirement

The System Plus warranty is not available as an upgrade option when purchasing GAF products. It is only available when the installation is performed by a GAF Certified Residential Roofing contractor. This is a structural requirement, not a marketing distinction.

South Florida roofing installation — GAF Certified Residential Roofing contractor requirement for System Plus Limited Warranty, workmanship coverage, and non-prorated replacement cost
GAF Certified™ status requires demonstrated installation standards, verified licensing, and active insurance. The System Plus warranty is only available through certified contractors.

GAF Certified status requires a contractor to demonstrate a commitment to installation quality standards, maintain active licensing and insurance, and agree to GAF’s code of conduct. The certification is maintained through ongoing compliance. It is not a one-time designation. A contractor who loses their license or lets their insurance lapse can lose GAF Certified status, which would affect their ability to offer the System Plus warranty on future projects.

Robson Industrial Group holds GAF Certified™ Residential Roofing Contractor status (GAF ID: 1164276). Combined with our Florida Certified Roofing Contractor license (CCC1337790) and General Contractor license (CGC1541144), we can offer the System Plus warranty on qualifying asphalt shingle replacements throughout Miami-Dade, Broward, and West Palm Beach. You can verify our GAF certification directly at gaf.com/roofing-contractors.

One practical implication of the certification requirement: when comparing bids from multiple contractors, ask each one specifically whether they can offer the GAF System Plus Limited Warranty. If a contractor quotes GAF products but is not GAF Certified, the homeowner can receive the standard GAF product warranty but not the System Plus. The difference in coverage, particularly the workmanship and tear-off components, is material, and it is not visible from the product specification alone.

What Is Required to Qualify for the System Plus

Three conditions must all be met for a roof replacement to qualify for the GAF System Plus Limited Warranty.

First, all major system components must be GAF products. This means GAF shingles, GAF underlayment (such as Feltbuster or Deck-Armor), GAF starter strip (ProStart or similar), GAF ridge cap (Seal-A-Ridge or TimberTex), and GAF leak barriers at eaves and valleys (WeatherWatch or StormGuard). A job that uses GAF shingles with a non-GAF underlayment does not qualify for System Plus, regardless of the quality of the non-GAF component. The system integrity requirement is absolute.

Second, the installation must be performed by a GAF Certified Residential Roofing contractor. See above.

Third, the warranty registration must be completed and submitted to GAF within a specified window after the installation is complete. This is the contractor’s responsibility, not the homeowner’s, but confirm at contract signing that warranty registration is included in the scope of work and that you will receive a copy of the registered warranty documentation after the job is closed.

In the South Florida context, one additional factor applies. Miami-Dade and Broward are in the High Velocity Hurricane Zone (HVHZ), which requires that all roofing products carry a Miami-Dade Notice of Acceptance (NOA). GAF products used in HVHZ installations must carry the appropriate NOA for the application. A GAF Certified Residential Roofing contractor working in South Florida should have this dialed in as standard practice, but it is worth confirming during the estimate that the specific GAF products being specified carry the relevant NOA for your roof type and configuration.

How the GAF System Plus Relates to Your Homeowners Insurance

The GAF System Plus warranty and your homeowners insurance are separate instruments that address different risks. The warranty covers manufacturer and workmanship defects. Your insurance covers damage from covered perils: wind, hail, fire, and in some policies, certain types of water damage. A wind event that damages a properly installed, defect-free roof is an insurance claim, not a warranty claim, even if the roof carries a System Plus warranty.

That said, the two interact in one important way. A new roof installed with a documented, transferable warranty from a major manufacturer is a stronger asset in the insurance underwriting process than a new roof without one. When your insurer’s inspector reviews your property or when you are shopping for better rates after a replacement, having a registered GAF System Plus warranty on file, with the registered warranty document available, provides objective documentation of the installation standard. It does not guarantee a specific premium outcome, but it removes a category of uncertainty that some underwriters price into properties without documented warranty coverage.

Frequently Asked Questions

What is the GAF System Plus Limited Warranty?

The GAF System Plus Limited Warranty is an enhanced warranty available when all major roofing system components are GAF products and the installation is performed by a GAF Certified Residential Roofing contractor. Unlike standard shingle warranties that cover only the product itself, System Plus covers the entire roofing system, includes workmanship coverage for 25 years, and includes tear-off costs if a covered defect requires full replacement. Non-prorated coverage applies for the first 10 years.

Can any roofing contractor offer the GAF System Plus warranty?

No. The GAF System Plus warranty is only available through GAF Certified Residential Roofing contractors. A contractor who uses GAF products but is not GAF Certified can offer the standard GAF product warranty but not the System Plus. Robson Industrial Group is a GAF Certified™ Residential Roofing Contractor (GAF ID: 1164276). Verifiable at gaf.com/roofing-contractors.

What GAF products are required to qualify for the System Plus?

All major system components must be GAF: shingles, underlayment, starter strip, ridge cap, and leak barriers at eaves and valleys. Mixing GAF shingles with non-GAF underlayment or other non-GAF components disqualifies the installation from System Plus coverage, regardless of the quality of the non-GAF product.

Is the GAF System Plus warranty transferable if I sell my home?

Yes. The GAF System Plus warranty is transferable once during the life of the roof. The transfer requires a processing fee and must be completed through GAF’s warranty registration system. In Miami-Dade’s insurance-sensitive real estate market, a transferable System Plus warranty is a documentable asset that can support the buyer’s insurance underwriting process.

Do GAF products used in Miami-Dade need a Miami-Dade NOA?

Yes. Miami-Dade and Broward are in the High Velocity Hurricane Zone (HVHZ), which requires all roofing products to carry a Florida Product Approval or Miami-Dade Notice of Acceptance (NOA) for the specific application. GAF manufactures HVHZ-compliant products for the South Florida market. A GAF Certified Residential Roofing contractor working in Miami-Dade or Broward should specify only NOA-approved products as standard practice. Confirm this when reviewing the estimate.
