Impact Windows in Kendall,
Done by the NOA

Impact windows only protect you (and only earn the insurance credit) if they’re the right NOA-rated product, anchored correctly, and permitted. We’re based in Blue Lagoon, Miami, we install to the Notice of Acceptance, and we’ll point you to an independent inspector for the wind-mitigation form afterward (that part isn’t us, and we’ll explain why).

Why we send you to someone else for the wind-mit form

After your impact windows are in, the document that actually lowers your premium is a wind-mitigation inspection (form OIR-B1-1802), and your insurer wants it done by an independent licensed inspector, not by the contractor who sold you the windows. So we don’t do it, and we don’t pretend to. We’ll hand you the NOA paperwork the inspector needs and point you to one. It typically runs $100–$200, paid to them, and it’s the highest-return $150 in this whole process.

Opening protection is all-or-nothing on the wind-mit form: to claim the opening-protection credit, every window, door, and skylight has to be protected to the standard. One unprotected opening can forfeit the credit — which is why we assess all of them, and why doing windows and doors together usually pays off. Read how wind-mitigation inspections work →

The brands we install — and a local note

We spec to your home, not to a single line. PGT WinGuard is the South Florida workhorse. ECO Window Systems is built right here in Medley, so lead times and service are local, a real advantage when a unit needs a part. ES Windows rounds out the options on larger or custom openings. Every product we quote carries a current Miami-Dade NOA for large-missile impact; we put the NOA numbers in your file.

Our 8-step Kendall impact-window workflow

Measure to final inspection, with the NOA paperwork assembled along the way so you’re ready for the wind-mit inspection at the end.

1. Call & in-home measure

We come to your Kendall home and measure every opening, not a phone quote off a guess. Tier 1 means we can usually schedule the measure within the week.

2. Opening-by-opening assessment

We look at all of them, because wind-mitigation credit on opening protection is all-or-nothing: one unprotected window can cost you the benefit. We’ll tell you if a phased plan still makes sense.

3. NOA product selection

We spec large-missile-rated windows with a current Miami-Dade Notice of Acceptance: PGT WinGuard, ECO Window Systems (made right up the road in Medley), or ES Windows, matched to your openings, budget, and HOA rules.

4. Written quote, no pressure pricing

A real line-item quote with the products and NOA numbers named. No “sign today” discounts: the price is the price.

5. RER permit & product-approval docs

We pull the Miami-Dade RER permit and assemble the NOA / Florida Product Approval paperwork for your file. That documentation is what an insurer’s inspector will want to see.

6. HOA approval, if your community requires it

Some Kendall HOAs review exterior frame color and grid style. We prep the submittal and time install around the review.

7. Installation to NOA spec

Old units out, new units anchored to the buck per the NOA fastening schedule, properly shimmed, sealed, and finished. The anchoring is the part that actually earns the rating, so we don’t rush it.

8. Final inspection & your packet

County final inspection, then your packet: permit close-out, NOA sheets, and the product-approval numbers. From here you’re ready for the wind-mitigation step below.

Frequently Asked Questions

Will impact windows lower my insurance?
They can, but the windows alone don't do it on paper. The premium credit comes from a wind-mitigation inspection (form OIR-B1-1802) by an independent licensed inspector, who documents your opening protection. We install to the NOA and give you the paperwork that inspection needs.
Why don't you do the wind-mitigation inspection yourselves?
Insurers want the wind-mit form completed by an independent inspector, not by the contractor who sold the windows, so the documentation is credible. We point you to one. It usually costs $100-$200 and it's the best-return step in the whole project.
Do I have to do every window at once?
Not necessarily, but be aware the opening-protection credit is all-or-nothing: every opening has to be protected to qualify. A phased plan is fine for budgeting, just know the insurance credit typically waits until the last opening is done.
What brands do you install in Kendall?
PGT WinGuard, ECO Window Systems (manufactured locally in Medley), and ES Windows, all carrying a current Miami-Dade NOA for large-missile impact. We match the product to your openings, budget, and any HOA color or grid requirements.
Are impact windows permitted in Kendall?
Yes. We pull a Miami-Dade RER permit for the installation and assemble the NOA / Florida Product Approval documentation for your file, then schedule the county's final inspection.
